Inspection Services

Precision Mold Testing (PMT) has extensive experience in mold inspections having completed over 1256 mold inspections since opening in 2003.

PMT will conduct an initial non-intrusive visual inspection of the home to determine if fungal contamination is present. Inspection involves identifying moisture and water intrusion problems – the leading causes of fungal contamination and mold growth. The inspection covers the interior and exterior areas of the house including the  plumbing, HVAC system and sprinklers.

After completion of the inspection, the client receives a documented photo report  which highlights issues and provides recommendations.

Laboratory analysis is performed by PMT upon client’s approval. The analysis consists of fungal  air samples (spore traps) and surface samples (swabs, tape, bulk). The lab results can be ready on the same day or the  standard next business day.

Allergen-ELISA individual

Allergen testing is a quantitative analysis for any of the following Allergens: Cat Allergens (Fel d 1), Dog Allergens (Can f 1), Cockroach Allergen ( Bla g 1), Dust Mite Allergens (Der p 1, Der f 1), Mouse Allergens (Mus m 1), Rat Allergens (Rat n 1), in household dust.

Media fungi surface culture (Incl. Asp spp.)

Multiple dilutions of the sample are prepared and plated onto a broad-spectrum fungal media (MEA) and incubated for a designated amount of time at a specified temperature. Analysis includes identification to genus (species for Aspergillus) of all fungi present and quantification to cfu/unit.

Allergen-ELISA screen

Quantitative Enzyme-Linked ImmunoSorbent Assay (ELISA) analysis for a combination of Cat, Dog, Dust Mite and Cockroach allergens.

Wood decay analysis

Analysis consists of identification of biological particulates.

Quantitative spore count direct exam

Analysis includes identification to genus or group of all fungi present, quantification to spores/cm2, and a general assessment of background debris.

Lead Analysis

Atomic absorption spectroscopy (AA) metals analysis. Sample preparation procedures according to EPA Method SW-846 3050A – Acid digestion of sediments. Sample analysis by EPA Method SW-846 7420 direct aspiration flame method

Media fungi surface culture full speciation

Multiple dilutions of the sample are prepared and plated onto a broad-spectrum fungal media (MEA) and incubated for a designated amount of time at a specified temperature. Analysis includes identification to species for all fungal colonies. Quantification is reported as cfu/uni.

Dust characterization

Analysis includes identification to genus for Cladosporium and Penicillium, and identification to species for all other fungal colonies; quantification to cfu/unit. Multiple dilutions and media types are used.

Acid Producing Bacteria

Analysis of waste water, surface and drinking water for the presence and enumeration of Acid Producing Bacteria performed using the Most Probable Number (MPN) method.

Asbestos PLM

he analysis includes testing of bulk building materials for asbestos by performing a visual estimation using the EPA Method 600/R-93/116. This method is the most widely used method for estimating asbestos is bulk building materials.

Multiple dilutions of the sample are prepared and plated onto a broad-spectrum fungal media (MEA) and incubated for a designated amount of time at a specified temperature. Analysis includes identification to genus for Cladosporium and Penicillium, and identification to species for all other fungal colonies. Quantification is reported as cfu/unit.

Analysis includes fungal identification to species of all fungi present and quantification to cfu/unit. Multiple dilutions and media types are use.

Direct microscopic exam (Qualitative)

Analysis includes a determination of whether spores present are indicative of mold growth or simply a mix of spores coming in from the outside (normal fallout). If mold growth is present, analysis includes identification to genus or group and a qualitative assessment of the amounts present. A general assessment of non-biological debris and other relevant commentary are also included.

After completion of the inspection, the client receives a documented, pictorial 16-20 page report with a checklist and recommendations. The report will state if testing is recommended.

Laboratory analysis is performed by PMT upon client’s approval. The analysis consists of air samples (spore traps) and surface samples (swabs, tape, bulk).

There are two typical tests: air sampling to compare the inside and outside of the house; and a swab sample collected from a visibly affected area.
